Fisantekraal Industrial: Why Demand for Industrial Property Near Durbanville Keeps Growing
by Jacques Moelich •

Over the past few years, the demand for industrial property in Durbanville and across the Northern Suburbs of Cape Town has increased dramatically. From my perspective as a commercial and industrial property broker, very few areas have experienced the level of growth and interest that we are currently seeing in Fisantekraal Industrial.
For many businesses, Fisantekraal has become the practical answer to a clear gap in the market: Durbanville has a strong residential and commercial base, but no traditional industrial area of its own.
This has placed Fisantekraal in a strong position to serve businesses operating in and around Durbanville, Kraaifontein, Brackenfell and the wider Northern Suburbs.
Why Fisantekraal Appeals to Durbanville Business Owners
A major driver behind the growth of Fisantekraal Industrial is its close connection to Durbanville and the surrounding suburbs.
Many business owners live in Durbanville, Vierlanden, Graanendal, Pinehurst, Sonstraal Heights and nearby residential areas. For these owners, operating from Fisantekraal offers a practical advantage. It allows them to run their businesses closer to home, reduce daily travel time and avoid the heavier congestion linked to older industrial areas further away.
This has made Fisantekraal particularly appealing to businesses that need industrial space without moving too far from their client base, staff or residential communities.
The area has also become more familiar to local buyers and tenants. What was once seen as a developing industrial area is now attracting more serious attention from businesses that previously would have looked at Brackenfell Industrial, Stikland, Bellville South or Kraaifontein.
Strong Demand and Limited Industrial Stock
One of the biggest challenges facing the market is the severe shortage of available stock. Demand from owner-occupiers remains especially strong. Many businesses are looking to purchase their own buildings or secure vacant industrial land, but available options are limited. When suitable properties come to market, they are often taken up quickly.
This shortage is not only affecting completed buildings. Vacant land has also become increasingly difficult to find, especially land that is suitable for industrial use and positioned within easy reach of Durbanville’s growing residential areas.
Although several new developments are in the pipeline, the process of rezoning, planning and obtaining council approval takes time. This means the market cannot respond overnight, even when demand is clear.
For buyers and tenants, this makes early planning important. Businesses waiting for the perfect opportunity may find that stock is absorbed before they are ready to act.
New Development Is Changing the Area Around Fisantekraal
Fisantekraal has undergone substantial transformation in recent years, with numerous new industrial developments completed and many more planned. The broader Durbanville and Groot Phesantekraal area has seen major investment in recent years, with new residential, retail, education and infrastructure developments changing the character of the area.
These developments are helping to strengthen confidence in Fisantekraal Industrial and the surrounding commercial property market.
Cape Winelands Airport
One of the most important developments in the area is the Cape Winelands Airport project.
The airport, previously known as Fisantekraal Airfield, has attracted significant attention because of its potential impact on the region. As the project progresses, it is expected to support broader investment interest in the surrounding area, particularly where logistics, light industrial, service-based and commercial activity are concerned.
For Fisantekraal Industrial, the airport adds another layer of long-term potential. It strengthens the case for businesses that want to secure a position in the area before demand increases further.
Groot Phesantekraal View Shopping Centre
The recent opening of Groot Phesantekraal View has also added momentum to the area.
The shopping centre, a R1 billion development comprising approximately 30,000m² of retail space and more than 40 stores, has created a vibrant lifestyle and retail destination for the surrounding communities. Anchored by major retailers such as Checkers, Woolworths, SuperSpar, Dis-Chem and Planet Fitness, the centre has become a catalyst for further development in the area.
For nearby industrial and commercial businesses, this type of development matters. It improves daily convenience for staff, supports the growth of nearby residential estates and adds to the overall appeal of the area.
STADIO Durbanville Campus
The new STADIO Durbanville campus is another important addition to the area.
With the capacity to accommodate between 4,000 and 5,000 contact-learning students, the campus brings education, foot traffic and long-term activity into the broader Groot Phesantekraal and Durbanville environment.
This adds to the area’s shift from a quieter fringe location into a more active part of the Northern Suburbs. For commercial and industrial property, that shift is important because it increases confidence in the surrounding infrastructure and future demand.
Stonewood Business Park Shows the Strength of Local Demand
Stonewood Business Park has become one of the strongest examples of business migration into the Durbanville and Fisantekraal area.
Located close to Fisantekraal Industrial, the park has established itself as one of the Northern Suburbs’ premier mixed-use developments and is home to businesses such as Brights Hardware, Plumblink, Jacita, Kärcher, Playalot, Johnson Workwear, Car Service City, Droomers and Holland Bakery, among many others.
Its success shows that businesses are willing to move into the Northern Suburbs when the right space becomes available. It also highlights the strength of the local economy and the demand for practical commercial and industrial space near Durbanville.
What This Means for Industrial Property Buyers and Tenants
For businesses looking for industrial property in Fisantekraal, timing and preparation are becoming increasingly important.
The combination of strong demand and limited availability means that buyers and tenants need to be ready when suitable opportunities become available. This applies to completed warehouses, smaller industrial units, vacant land and new development space.
Fisantekraal is especially relevant for businesses that need access to Durbanville and the Northern Suburbs, but do not necessarily want to operate from older or more congested industrial areas.
It is also an area to watch for long-term property investment. As residential development continues, nearby amenities improve, and the Cape Winelands Airport project progresses, demand for industrial and commercial space in the area is likely to remain strong.
Fisantekraal Industrial Has Moved Into a New Phase
From a commercial property perspective, Fisantekraal Industrial is no longer only an emerging industrial area on the edge of Durbanville. It has become a serious option for businesses looking for industrial property in Cape Town’s Northern Suburbs.
Strong owner-occupier demand, limited land availability, increasing residential expansion, major infrastructure investment and the continued development of surrounding amenities all support the long-term outlook for the area. For owner-occupiers, the appeal lies in securing space close to home, staff and customers.
For investors, Fisantekraal offers exposure to a market where demand continues to outpace available supply.
As more development comes to market, Fisantekraal Industrial is expected to play a growing role in the Northern Suburbs’ commercial and industrial property landscape.
